Both side of the road were parked with vehicles presumably from Coastal Tower’s residents. Though, it is yellow line as gazette but there is nothing much that can be done at the moment as there are shortage of parking facilities in Coastal Tower as understood.&lt;br /&gt;&lt;br /&gt;Lately, there were many complaints by the residents that it creates a discomfort to drive along the stretch of the road especially in the morning (to office), at night or weekend where it was fully parked with vehicles.&lt;br /&gt;&lt;br /&gt;It was made worse recently as the road was used heavily by heavy vehicles due to the ongoing constructions of Beverly Hills. This morning, residents were held up for more than 20 minutes due to a bull dozer plying through the narrow road. It is just a matter of time that we expect untoward incidents to occur.&lt;br /&gt;&lt;br /&gt;Therefore, we would like to suggest a win-win solutions for Straits Regency ,Coastal Tower, Beverly Hills and perhaps for other Taman Ratu’s projects surrounding in future provided that Taman Ratu see the viability of it .&lt;br /&gt;&lt;br /&gt;We had noticed that the “walking pavement along the road” (near the hill slope) is about 4 feets in width. It is seldom used by pedestrians. If they do, they can always use the inner side. We suggest that this pavement be reconstructed so that the road could be widening up. It will certainly solve the woes of the residents around this area as the widen road will ease off the congestion.&lt;br /&gt;&lt;br /&gt;We certainly look forward to your responsibility as the Developer of Coastal Tower, Straits Regency, Beverly Hills and etc to come up with amicable solutions for your entire “Customer” living in this wonderful piece of land. We had gathered some important informations pertaining to the "Cost Components" which we need to address to all residents for their knowledge.&lt;br /&gt;&lt;br /&gt;Below appended are the "Cost Component" and estimation Budget based on the experiences of the said Property Managers :&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;A) Fixed Cost that will be incurred (Estimation per month)&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;/div&gt;&lt;ol&gt;&lt;br /&gt;&lt;li&gt;Professional or Consultant Fees Charged by the Property Management Company(including accounting, billing &amp;amp; admin) = RM2,500.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Staff salary that include a full time clerk and shared Full Time Supervisor(with Coaster) = RM2,300.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Security Services based on 3 on the day and 3 on the night (12 hours per shift) = RM7,500.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Cleaners - all areas covered based on 3 to 4 workers = RM3,200.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Lifts Maintenance basing on the current with Toshiba = RM2,300.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Pool Maintenance (based on daily wash basis) = RM700.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Pump Maintenance on schedule basis = RM200.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Other Maintenance includes electrical, supervising engineer, pest control &amp;amp; etc = RM600.00&lt;/li&gt;&lt;/ol&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;Sub Total : RM19,300.00&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;&lt;strong&gt;B) Variable Cost&lt;/strong&gt;&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;ol&gt;&lt;br /&gt;&lt;li&gt;Electricity and Indah Water (not taking into account of possibility hike in tariff if Oil Price increase) = RM5,500.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Office Accessories such as printing, stationery, envelope, postage &amp;amp; etc. = RM50.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Site telephone line and expenses = RM100.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Festive decorations = RM50.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Audit Fees and other legal Fees = RM250.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Plumbing and sanitation = RM200.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Purchase of electrical items = RM200.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Bank Charges and Meeting Expenses = RM50.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Others inclusive painting the wall, lifts repairs and incidental repairs = RM200.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Landscaping and Gardening of the building (any volunteers) = RM250.00&lt;/li&gt;&lt;br /&gt;&lt;li&gt;Insurance for the building - propotionate to each resident (different billing)&lt;/li&gt;&lt;br /&gt;&lt;li&gt;The above do not include any structural repairs&lt;/li&gt;&lt;/ol&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;Sub Total : RM6,850.00&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;Grand Total : RM19,300.00 + RM6,850.00 = RM26,150.00&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#ff0000;"&gt;Estimate Total Collection based on RM0.20 per square feet = 1600sqft X RM0.20cents = RM32,000.00&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#ff0000;"&gt;Estimate Balance will be RM32,000.00 - RM26,150.00 = RM5,850.00&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;The above are merely an estimation and from the above we could able to identify the costing structures and perhaps you might think of others which have not been included as yet. If there is a sharp increase in the electricity tariff then we will see a huge increase in elecricity bills. The rest of the expenses will follow suit as well.&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;&lt;strong&gt;C) Other matters&lt;/strong&gt;&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;1) Gate and walls&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;Had been painted up but please assist to look around for other areas that need to be touched up.&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;2) Toilet doors - Ladies Toilet at the Sauna Room&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;The locking device had been changed so that it could be locked up during night time. The guys not necessary at the moment.&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;3) Chairs and Tables&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;Had been bought by the management so that we could able to gather and have meetings.&lt;/p&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;4) Meeting Room&lt;/p&gt;&lt;div&gt;Had identified the bigger room at the corner (which presently being used to store equipments and cleaners's room). Can easily accomodate 40 - 50 peoples. We will use the Community Room if the crowd is bigger. The duplicated key will be passed to me tomorrow. Will proceed to ask for the installation of 2 wall fans.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p&gt;5) Joint Management Commitee&lt;/p&gt;&lt;p&gt;We will write in to request for the set up of the above.
